Movers for Realtors — Get the Property Move-Ready

For Realtors working with senior clients, downsizers, estates and family homes being sold: give us the closing or listing date and we will tell you honestly what is possible.

If you list family homes, work with older clients or handle estate sales, this page is for you rather than for your client. A great many listings are held up by the same thing: a property full of contents and a client who cannot face dealing with them. It is not your job to solve that, and it is very often the thing standing between you and a listing photograph.

We work to closing dates, listing dates and staging dates. Tell us the deadline and what the property holds, and we will tell you what is achievable — including when it is not.

What We Do for Realtors

  • Empty a property completely, and leave it swept
  • Downsize and declutter before listing photographs
  • Move a client out on a closing date
  • Move furniture into storage or into a staged arrangement
  • Deliver donation loads and remove what nobody wants
  • Clear an estate property for an executor client
  • Multiple deliveries where contents are being divided among family

What We Do for Your Client, Plainly

When you hand a client to us, this is what they get — and it is worth being able to describe it to them in one breath:

  • A walkthrough or photo review of the property, basement, garage and outbuildings
  • A plan and a sequence worked backwards from your closing or listing date
  • Sorting and downsizing at the client's pace, not at the market's
  • The furniture measured against wherever they are going — usually a condo or a suite
  • Packing and protection of everything being kept
  • The move itself, including into a condominium or a retirement residence
  • Unpacking, furniture placement and setup at the new address
  • Deliveries to as many family addresses as the contents are being divided between
  • Donation drop-offs, and removal of what nobody wants
  • The property left empty and swept, ready for photographs or handover

Senior and Downsizing Clients Are Where We Are Most Useful

A significant share of the listings that stall are older clients leaving a long-held family home. The property is full, the client is overwhelmed, and the family is at a distance.

That is exactly the work we specialise in — planning, sorting, packing, moving, donating and clearing — which means you can hand a difficult listing to one company instead of coordinating four.

Working to Your Deadline

The sequence matters more than the speed. On a closing we work backwards from the handover: family collections first, then donations, then the general clearance, then the sweep.

Give us the date as early as you can. Three weeks out it is a planned operation; three days out it is whatever can be fitted in, and we will say so rather than promise.

What We Will Not Do

We will not tell your client what they should throw away, we will not value or appraise anything, and we will not take hazardous goods — fuel, chemicals, paint, propane and similar are excluded and need a municipal hazardous waste route.

We also will not promise a date we cannot serve properly. On your deadlines that matters more than enthusiasm.

What a Move-Ready Job Includes

  • A walkthrough or photo review of the whole property, outbuildings included
  • A sequence worked backwards from your deadline
  • Packing and protection of what is being kept
  • Multiple deliveries to different addresses if contents are being divided
  • Donation drop-offs
  • Removal of remaining general household contents
  • The property left empty and swept

Questions Families Ask Us

How much notice do you need before a closing?

As much as you can give us. Three weeks lets us plan it properly; a few days means we will tell you honestly what fits in the time rather than promise the whole job. Either way you get a straight answer rather than a hopeful one.

Can you empty a property completely?

In most cases yes — general household goods and furniture removed, donations delivered, property left empty and swept. The exclusions are hazardous items, which we will flag at the walkthrough so they can be dealt with properly.

Do you work with executors?

Regularly. We move and deliver to the list the executor gives us, to as many addresses as it requires, and we do not adjudicate between family members. Our estate moving page sets out how that works.

Will you handle a difficult senior client sensitively?

It is the main thing we do. Senior moves and downsizing are our specialism, and pace and patience are the point rather than an add-on. It is also, frankly, the reason most realtors call us rather than a general mover.
