Waterloo Neighbourhoods and Homes We Plan Around
Uptown Waterloo, along King Street between the two universities and the Waterloo Park area, has changed quickly. Mid- and high-rise condominiums now sit beside older houses and low-rise apartments, and most moves there involve a booked elevator, a loading dock and a short window to use them.
Around the University of Waterloo and Wilfrid Laurier University, including the Northdale area and the Columbia Street and University Avenue corridors, purpose-built student buildings and converted houses turn over on a term schedule. Lease ends at the close of April and August are the busiest times, and elevators in those buildings are booked solid, so early notice genuinely matters.
Established family neighbourhoods such as Beechwood, Lakeshore, Colonial Acres and Laurelwood, and the newer streets on the west side of the city, are mostly detached homes and townhouses. Many Waterloo senior moves begin in one of these family homes and go to an Uptown condo or a retirement suite a few minutes away: a short drive, and a big change in space.

Many Waterloo senior moves are house-to-condo or house-to-retirement-suite within the same city. On paper that is a short move. In practice it usually means deciding what fits in a much smaller space, and that deserves time, patience and a proper plan.
We help with every stage: planning, measuring the new suite, sorting and downsizing at a comfortable pace, packing, the move, unpacking and setting up, and taking donations and disposal off the family’s list. We coordinate with the residence on move-in times and elevator access, so nobody has to negotiate at the door.
We communicate clearly with the person moving and with the family members helping, including those who live out of town. Where a room needs to be cleared after a loss, we handle it with care and on the family’s schedule.

What a Waterloo Move Costs
We publish starting prices instead of hiding them. Each package has a starting minimum, and that minimum reflects the crew size, the truck, the time included and the scope of the move. Beyond the included time, the move is billed on the time it actually takes.
A starting minimum is a starting point, not a quote for your home. Your written quote sets out the crew, the truck, the included time and what could change the price, before anything is booked.
In Waterloo, elevator booking windows and the distance from the loading area to the suite are often what decide the crew size, so tell us about them when you ask for a quote.
Moves with a crew and truck start from $484 before HST — our Student / Single-Room Move (2 movers + 16 ft truck) starting minimum. Larger homes start higher; every package is on our pricing page.
The first 40 round-trip kilometres are included on local moves. Additional mileage/travel charges may apply outside the local area.
Every Stallion move includes basic coverage at $0.60 per pound ($1.32 per kilogram) per article, subject to the terms of your moving agreement, at no additional charge. It is not full replacement-value protection, so check what your home or tenant insurance already covers and tell us about high-value items before the move.
Assessment First
For a condo, photos of the rooms plus the building’s move rules, elevator window and loading details are usually enough. For a family home, a short video walkthrough helps. For a senior move with downsizing, we may suggest a virtual or in-home assessment first.
Bedroom count alone does not tell us the size of a move. A two-bedroom condo with a storage locker, a full basement workshop or a garage of tools is a different job from a sparsely furnished two-bedroom, and we would rather see it than guess.

Access Details That Shape a Waterloo Move
- Elevators: most towers require a booked, padded elevator, and some limit the length of the booking. Ask early and send us the window.
- Loading docks: ask where movers load, whether the dock needs booking, and the posted height clearance of any underground bay.
- Parking: in Uptown and along the ION line, kerbside stopping can be limited. Tell us where a truck can legally stop.
- Walk-ups and older homes: narrow stairs and doorways can mean dismantling furniture.
- Condo and residence rules: notice periods, permitted move hours and certificate-of-insurance requests are common. Get them in writing.
- Busy dates: month-end is the busiest time for apartment and student moves, so elevators and loading areas are in demand. A mid-month date can be calmer if you have the choice.

When is the busiest time for moves near the Waterloo universities?
The end of April and the end of August, when many student leases turn over, plus the start and end of each term. Elevators and loading docks in student and Uptown buildings are in heavy demand then, so book both the building and the movers as early as you can.
Can you move my parents from a Waterloo house into an Uptown condo?
Yes. It is a common Waterloo move. We help work out what fits the new layout, pack and move the rest, book around the condo’s elevator window and set the new home up so it is usable on the first night.
How much does a Waterloo move cost?

Do you specialise in senior moves in Waterloo?
