CONDOMINIUMS
Condo Movers — Small-Suite and Downsizing Moves
Start your quote here
A few details is all we need to come back to you with something real.
Condominium suites are the size of move we do most: a one- or two-bedroom suite, a seniors condo, or a downsize out of a family home into a third of the space. The suite itself is a small job; the building around it is not.
Condominium moves fail for administrative reasons far more often than physical ones. The elevator was not booked, the certificate of insurance was not on file, the truck did not clear the underground bay, or the window closed with half the furniture still in the corridor.
None of that is unpredictable. It is all knowable a week beforehand, and asking is the whole job.

Move Day
A careful, methodical crew protects your home and belongings, with the day planned so nobody is rushing off to the next job.
The Five Questions That Decide a Condo Move
Ask your property manager or concierge these, and send us the answers. They are worth more than any amount of description of your furniture.
- What is the elevator booking window, and what is the maximum length?
- Where is the loading door or dock, and can the truck stand there?
- What is the posted height clearance of the underground loading bay?
- Is a certificate of insurance required, and by when?
- Is a damage deposit required, and how is it returned?
Why the Posted Dock Height Matters So Much
A great many condominium buildings have an underground loading area with a posted clearance well below the height of a full-size moving truck. If the truck cannot get in, the move happens from a surface door with a long internal carry — a completely different day.
The posted figure decides which vehicle we send. It is a single number and only the building has it, which is why we ask for it every time.
Protection Inside the Building
Buildings care about their corridors, elevators and lobby floors, and rightly so — a damage claim from a condominium corporation is nobody's good day. We protect the elevator car, run floor protection along the route, and pad door frames where the route is tight.
Where the building provides its own protection or insists on its own contractor for it, tell us and we will work to that.
Downsizing Into a Condo
Most condominium moves we do are downsizes from a house, and the suite is usually a third to a half of the space being left. Storage lockers are smaller than everybody expects, and a condo corridor is not a place to put the difference.
Get the suite dimensions and we will work the furniture against them before anything is packed.
What a Condo Move Includes
- Confirmation of the building's move rules before the date is set
- A crew sized to the elevator window rather than the furniture
- Elevator, corridor and floor protection
- Blankets, wrap and straps on everything as standard
- Disassembly and reassembly, including for tight corridor turns
- Placement and put-away in a small suite
- Packing waste and cartons taken away when we finish

Questions Families Ask Us
Who books the elevator — you or me?
Normally you or the building, since most corporations will only take the booking from a resident. Book it as early as you can, then tell us the window and its length and we will build the crew around it.
The building wants a certificate of insurance. Can you provide one?
Tell us what the building is asking for and by when, and we will confirm in writing what we can supply before you book. We will not make claims about coverage on a web page — that gets confirmed in writing for your specific move.
Our building's loading bay is low. What happens?
Get the posted clearance and send it to us. If a full-size truck will not clear it we use a smaller vehicle or load from a surface entrance with a longer internal carry — both are workable, both change the plan, and both are much better decided in advance.
Can you move within the same condominium building?
Yes — floor-to-floor moves within one building are common and usually straightforward, though the elevator booking still applies. See our in-home moving page.
Moving Into or Out of a Condo?
Send us the building's move rules and the suite details and we will plan the day around them.
